| Topic: Constructing 2nd Floor.
First of all its great to find a website like this, which gives a total idea about construction and interior designing.
My house is in Visakhapatnam (Kailash Waltair Uplands). There is an underground house (1 BR) which occupies half of the land. There was a huge stone so we could not blast through it and had to settle for a small underground house (below ground level, built like 18 yrs back).
The ground floor has a 2BR house (15 + years) on level with the road. And on top of it, there is a newly constructed 2BR house (1500 sft, 1 year). Now, I am looking to construct a 2 floor, probably a 2BR. The only problem is, that I dont want to build a full on heavy structure, as the house is constructed like 20 yrs ago. I want to use light weight material for the roof, walls and the floor. I am inclined towards using roofing tiles instead of the traditional concrete slab. Please suggest me what sort of material I can use instead of the concrete slab? Also, although the house is built with the pillar structure (14 or 16 pillars), I am not sure whether the foundation is strong enough. If I have to go with a few suggestions and reviews from local constructors, they said that the structure could easily accommodate another floor as the base foundation is strong and has a rock basement. But, if I ask an Engineer to review the house, will he be able to give me a correct opinion ? Please let me know what sort of materials I can use. I am attaching some pictures of my house. I am not interested in Asbestos sheets, but I am keen on using brick tiles for the roofing. Are they better in terms of weight or do they suck in more water during rainy season and end up being heavier than concrete ??? |

It is advisable to consult structural / civil engineer, who will give you suggestion after inspecting each aspect of the building and suggest all posible solution and way to construct the additional rooms keeping in view of the loading condition.As stated by you that there are 14 to 16 pillars which are allready constructed then raise the pillars after binding the MS steel bars if lap length is not available than weld the new MS bars to the old steel bars. For reducing the load, with the consultation of civil engineer you may construct 4.5'' thick wall and even make inside partions with wooden boards, use light weight PVC doors and windows, keep height of roof 8 to 9 feet, use ceramic glazed tiles in floor which are light in weight. As for roofing you may construct the pitched roof i.e. Gable roof or Hip roof which can be constructed with cement concrete with less thickness than flat roof also not require extra material like mud faskha etc, weight of water in rainy seasion is minimum. For internal finish you can go with light weight ply or plastic sheet for false roofing.

Thanks a lot for your valuable advice Mr. Gupta.
I just wanted to ask you a rough estimate of the price to build the house with all the specifications you have advised me on. I tried using the ESTIMATOR calculator in the website, but it just shows the regular modes of building a house. The are on the second floor would be 1200 sq ft. I am looking at a two bedroom house, with the Gable or hip roof, 4.5 thick walls, ceramic glazed tiles, PVC doors/windows and inside partitions with wooden boards.
Please, give me a rough estimate. I am presently outside India, so a rough idea of the cost involved would be a great starter for me to work on.

For making/ framing the estimate there is necessity of plan of the house/ building showing the details constructed at site i.e. position of columns, walls already constructed and future planning to be constructed. If you have not proper plan then line diagram showing the position, dimensions and proposal serve the purpose for framing the detail estimate.
