|  Topic: Construction Cost at Santhoshpuram (Near Medavakkam)

I am planning to build a house in the sub-urban area of
Chennai (In Santoshpuram near Medavakkam) about 1400sq ft area (GF 700sq.ft +
1F 700sq.ft). What is the prevailing construction cost in Santoshpuram?.
Whether the rates indicated by builders normally include the borewell, sump,
staircase, OH Tank, compound wall, ?
Whether the construction cost for first floor, is normally less than Ground
Floor?
What are the items that should be negotiated with the builder before
commencement of construction. Is the staircase left open, costs the same as the
roofed staircase? How the rates of staircase is arrived? Whether the area in
the GF and 1F both is taken into account or simply the GF occupying area?
I am in need of it and no other way.

For preparing the detailed cost estimate, We need additional documents from you: 1. What type of flooring are you planning to use in all the rooms?
2. Which type of frames is being used for doors and windows?
3. Which type of shutters and wood is being used for doors and windows? Would it be deodar wood, hollock wood, teak wood etc.
4. What material are you planning to use on Bathroom and Kitchen Walls?
5. What type of finishing will be used for Exterior walls? 6. Do you have exterior elevation design and structural drawings provided by your architect? 7. Please supply floor plans.

I had duly finished my construction at Vizag (Andhra)
It comes to around Rs.1000/- to Rs.1100/- per SFT. for construction for House using Normal wood doors / windows ,Vertified Tile flooring with one coat of paint.
False ceiling & Inside cubboards will be extra - carpentry items depending up on cost varies on the quality of material of wood items and area coverage.Outside balcony, boundry wall additional items , These all will be approx. Rs.200/- | | |

Dear Mr. Shivraj,
The construction cost from genuine Builders will comes around Rs. 1350/- Sft as on today and apart from this you must add 20% for approx 1500 Sft. of Buildup area for the Bore well, Septic Tank, UG Sump, Over Head Tank, Compound wall, Gate, Plinth production pavers, EB Temp and Permanent connections, etc.,
You must approach a good Engineers for the detailed Specification, Cost and for a good builder.
