Thanks a ton for your reply. Yes I know these factors are surely necessary for estimation. And that's why I mentioned the per square feet construction rate. Though I have a ready plan. I can send it to your mentioned email id. I don't need details cost or exact cost. I need a rough idea.

I need a rough over all estimation of construction an individual house.
Some factors I am mentioning below should consider at the time of
preparing the estimation.
- Land: 1kattah 8 chattak. = 1080 sq. ft.
- Build up area = 720 sq ft.
- 1 master bedroom = 11'.0" X 11'.0"
- 1 bedroom = 13 x 9
- attached toilet = 4 x4
- 1 Kitchen cum dining area = 7 x13
- 1 toilet = 7 x 7
- 1living room = 7 x 14
- 1garage = 8x6
- 1 mezzanine room = 8 x 6
- Height of the rooms = 11 ft
- Height of the house from road level = 5 ft
- Doors will be blocked wood
- Windows will be glass and aluminum
- One Puja room will be at the top of the building.
I want to give this order to a contractor. He will hand over me the
key of the finished building. I have attached a rough plan of my house.
Again I need an over all idea not exact or breakup costing. It will be better if anyone one can give me per square feet rate.

You do not follow my point, you want to give the construction to the contractor but without any detail specification how you will come to cost. Dear Mr Pritam,
If you construct yourself by engaging some professional it would be cost effective; however residential construction cost varies with choice of finishing.
In Kolkata the Construction cost is comparatively more than Gujarat/ Rajasthan.
As a rule of Thumb one can consider @650psft for GF and @550psft for FF, for high end residential finish it would be around @1250psft.
Beware of Building contractors in Kolkata, they are cheat. I experienced did myself. | |

Dear Sir,
I am novice in construction domain. I have no knowldge. I will start building a house with expert contractor. I just simply want to know the per square feet rate. After that I will estimate my budget then I will go to contractor to know about the details like rcc structure and materials and other details.
Till then I need a rough construction cost idea for a middle class family home. In this case what ever you will judge is best that will be best for me. I have no choice.

It is simply WOW. You have given the cost exactly what I wanted. Yes!!!!! I have just one question.
Is this a contractor's cost? or an individual's cost?
If this is actual cost then contractor will charge just double of this. Means 1300-1500/- per sq. ft.

1) You hire an architect to design the plan and elevation. It seems that you have created the plan yourself. Architects bring a lot of expertise to the table and will help you avoid costly mistakes as they consider a lot of design guidelines. Once the construction starts any change to the design will cost you labor and material cost.
2) After the architecture plan is ready, a structure engineer would design the structure according to the soil conditions and according to the earthquake safety rules. If this drawing is not available then the contractor will put the material that will make him the most profit. Before you award the contractor you should finalize the specifications. Because 650 can be expensive if specifications are poor and Rs. 700 can be cheap if the specifications are good.
3) Once the above said drawings are ready, you should get the quote from the contractor asking him to detail out the specs of each work and then you can make an intelligent comparison | |

Yes drawing was made by me. I wish that my home will be like
this. Surely my architect now easily can deliver the design where almost no changes
or modification required.
I wanted to get a rough idea to gain knowledge before jump
into water.
