|  Topic: Construction Plan and schedule for Plot in Pune
Hi
I had invested into a plot near about Hinjewadi IT park in 2012. I am living with a dream to construct a family home on this plot (like everyone else) and that was the midset while investing into it. However currently the plot is in Gram Panchayat and as per news the area is going to be merged in municipality (PCMC) in near about time ( in a year or two). When I ask neighbors and villagers they say you can do construction as that land is already plotted and anyway it is going to come under PCMC. So I now need to plan, schedule and estimate it. The size of Plot is 52'x45' where 45' side faces the road. I am planning to construct a home (with triplex sort of elevation) having enough land for a small garden, sit out etc (I think probably 1500 sq ft) would be a nice idea to elevate house from). Can someone please suggest how should I plan for it and what would be the cost / rate of construction (RCC, Masonry, Sanity ware, water and electricity) would be like?
Few specific questions:
1. How to plan the (both high level and detailed) layout, elevations etc.
2. If Architect is a must, how much they charge?
3. How to hire a contractor? Is it fine to give contract with material as well or just with construction work / labour charge)?
4. If material has to be provided by the owner, how to go about different material, ReBar, cement, coarse sand, stone, bricks etc.
5. Is it fine to get Plan approved for triplex in one go and only build till G or G+1 floor for now and complete the build (2nd floor) at later stage when I have sufficient funds)
6. Can indoor swimming pool be made in this kind of plot area?
7. How can garden and parking space be arranged nicely so that not too much of land is wasted?
I might have more questions as this thread pick up.
I would be delighted to hear from someone who is expect, specifically who know the things based in Pune.
