Hello All,

I am looking into adding to my existing 1 Kanal home in Chandigarh as well as completely remodelling the interior of the first and second floors.Here is what I am planning to do in terms of planning and execution. Can you please suggest anything that I might be overlooking?
1)
I do have a plan of what I want to do and have drawn a floor plan which I would like to have an architect to review it. Is this an acceptable route?
2) In terms of getting building approvals, would it be the contractor that I hire or would I have to do that myself? I am adding about 800-1000 sq.ft to the existing second floor that I have in addition to renovation.
3) In terms of hiring a contractor, is there a contract that is written , signed off by both parties and executed? I am an NRI and will not be present during the entire contruction phase so would like an intrument that is mutually signed and put in place for the project. Does one exist? Please advise.
4) I do have some local contacts/friends, e.g a good friend owns a brick kiln, another one owns a cement store, neighbors own- electrical supply, hardware supply stores so I can possible get good prices on items that will be needed for construction. Do I sign a labor only contract or labor and material contract with the contractor.

I apologize for too many questions. Any help is appreciated.

Answers for your doubts,

1. Yes, That's the best way. An owner should know what he wants and it will help the Engr to reduce unnecessory expences.

2.You have to just sign the papers for the application and the Engr will do the rest. My suggetion is only start the work after getting approoval. An Engr is more reliable than a contractor for getting approoval.

3.Yes, you should sign a written contract. If you are not present in the site, you have to appoint an honest person from your side for site supervision. Choose a good contractor from your near place, it will be cost effective.

4. A labour contract will be suitable

Dear paulsingh

                      1. You should take help from architect, interior designer and civil engineer for best planning, interior design and structural safety.
2. If you have time than get the approval your self or through any middle man i.e. architect or contractor.
3. A written contract is better having all points clear including payment schedule. For getting good quality work you should prefer work on labor rate basis in which good materials according to specification can be used.
