Am fresh entrant to this community.
I used the "Estimator" to get a hang of the construction costs involved.
I have three questions:
(1) What about the costs associated with the fees of the [a] architect, and [b] Civil Engineer?
(2) What about estimate of costs involved in getting the necessary approvals from concerned Govt bodies at various stages of the construction - e.g. plan approval, inspections, completion certificates, getting Power and Water connections and the fees for the meters etc...
(3) For ready/under-construction houses/flats, a lot of discussion is going on about VAT and ST(Service Tax). If *I* build my own house on land that I own by engaging Architect, Civil Engineer, Contractor, Labour etc all by myself and also purchase the needed material myself from the market; under today's law what VAT & ST is applicable to me? If I engage the labour (thru contractor) myself, do I need to pay Service Tax to the labourer or do *I* pay it to the Govt or is it not required?
