Topic: Cost of construction - Less expensive?
Hi,
I have been living in Australia and observing the constructions here. I am wondering what are the advantages and disadvantages in adopting this model in India. Usually the built up area would start from 2000 sq ft and goes until 3000 sq ft.
Here usually residential houses are single level. No RCC roof, no pillars and no beams. They do foundation and some steel is used in this. Structure is built using wooden framing. On this wooden frame they fix the roof with cement/clay tiles.
There is one layer of brick around the outer wall. Inner walls are made by attaching gypsum sheet to both sides of wooden frames. So, separating walls are made of wooden frame and gypsum sheets.
Steal, cement, sand used to a very minimum. Wood is used extensively. Dead weight is very low as there is no RCC roof and beams.
Why can't we use this model in India? Would this be cheaper as use of steal, cement and sand is very low and also very low labour intensive. Interiors look really amazing.
Please comment.

Dear Prasad
As you stated the construction practice of Australia that the people construct single story house.
In India the population is on high side, there is scarcity of land for construction, land cost is very high. By this factor people construct multistory buildings. For designing and safety RCC slab is laid on roof.
As in India there is scarcity of wood and the quality of wood is inferior, cost of wood is very high also to maintain wood is costly in compare to brick walls. In multistory building wooden partition wall is not able to take roof load.
If you have enough land and want only single story house, than use the model which you see in Australia. This type of construction is economical and cheaper.
