Join date: Mar 2008 | Dear The cost of
construction depend or related with the plan, elevation, structure and
specification used in the construction. Cost related with so many factors nos of
windows, door railing, columns etc. The hit and trial method proves costly
in long run. For better option
have detail estimate, which willgive you rate, cost per item, quantity
of material required according to drawing and specification. As you
stated foundation cost for 31x34 sft area. There may be 2,wall or 3
walls as per plan design so cost is variable, cost range from Rs 1100-00
to 2000-00 as per drawing, design and specification. For more information see the link below.

http://www.gharexpert.com/articles/Start-Construction-1406/Through-rate-contractor;-guidelines-better-rel_0.aspx It is better hire labor contractor and arrange material for construction.

Hi Gupta Ji,
Thank you for telling the same answer every time. Depends on so and so and hence do a detailed estimation on this so and so link. And this is the answer of most of question on website. The question was pretty straight. I am in the verge of choosing my final builder who will start construction in 2 weeks. And you are asking to do detailed estimation.

I agree with you Gaurav,
And really Sorry to Dear Gupta ji,
Here in Bangalore, Few builder are quoting the same per sq fit price for stilt as for 1st floor, And few charging 60% for rate of 1st floor.
Getting really frustrated.

Join date: Mar 2008 | Dear Awdhesh The solution of your problem is this, you hire labor rate contractor and arrange material on your own, than there is actual expenditure done by you on your project without compromising the quality.

Thank you for your reply Guptaji
I am also planning the same. I have reduced my ambition of stilt parking + first floor construction. Now it 1 BHK in ground floor, parking of 1 Car+bike. One room + bathroom on terrace(without slab molding, )
