 Topic: Develop 40 cents land

I have a 40 cent land which I want to develop.

My dilemma is whether to make residential apartments/flats(say 3 level/6flats) or individual villas (say 4 nos, 10 cents each).

How is the viability of these two options compared to reach a decision on which option to be adopted.

The criteria could be statutory approvals, cost, return on investment etc.
