| Topic: Difference between plot size area, built-up area, plinth area
Unable to understand the difference between plot size, built-up area, plinth area words in context of construction. For instance, If we have 32 by 70 (249 sq yds) plot and planning for ground plus 2 floors. ground half portion is leave for parking and remaining half for 1BHK portion and remaining 2 floors, each floor 2 x 1BHK portions. Assume 3ft from road open to sky. Then how to come with plot size, built-up area,plinth area.

PLINTH AREA - It is the area upon which a structure rests. CARPET AREA - is the area which we use i.e. usable area SUPER BUILT UP AREA - it includes BUA (Built up area) plus passages, stairs etc. Here BUA is usable area plus thickness of inner & outer walls. | |

So, will explain what I understood with an example. plot size is 40x60 = 2400 sq.ft Planned construction is Ground+2 floors, Each floor had two 1BHKs, each 25x24 (600 sq.ft) including outer walls (mean plinth area), carpet area 24x23 sq.ft each Floor slab is 30X48 = 1440 ( included stair area) So, Super BUA will = 1440x3 = 4320 sq.ft ( G+2 ) Could please validate and correct if my misunderstanding Vamsi M | |

carpet area will not be exactly 24x23, you have to reduce internal wall area also other items are ok for understanding | |

Join date: Mar 2008 | Dear Arvind Carpet area is the area of floors of house which is usable. Built up area is total area of construction including carpet area and internal and outer walls. For payment take help from property consultant as they have go trough the new real state bill.
