pic 2 is applicable to vasthu, but where is approach road for 1 & 2 ..??.My suggestion is better to take 2 members remaining 2 should compensate with (equal share of land) money. OR Construct Four Floors / Flats and distribute among yourselves each floor. As per your plan it is not possible to construct each individual house according to vasthu.

Solution#1: Divided land into four pieces with equal value not of equal measure. Plots in the back will get more area than the plots in the front road facing. But value should be same.
Solution#2: Divide land into four equal plots leaving a provision for road of 33 feet in the center between from East to west. But this lead to loss of land of about 216 sy yds and will be left with 478 Sq yds. So each will get 120 Sq yds approx.

Usually plot value per Square yard will be little higher for the Road side facing plot than plot in the back.
Juts consider for an example, Plot value on road facing is Rs.1000 per yard, then plot in the back should be taken little lesser of about Rs.750 or so (Check with local valuer for your city/town market rate per yard).
Suppose a plot in the front road facing is 100 Sq yards (Rs.1000 * 100 Sq yards) = Rs. 10 lacs worth, then plot in the back with 120 sq yards should also be of equal worth of 10 lacs.
Get hold of some Surveyor for working out in dividing plot area if interested to go with this idea. | |
