Join date: Mar 2008 | Dear Jaachak The life of RBC roof is 70 to 80 years but it will also depends on the maintenance of the building. The roof life is deteriorate with leakage and dampness.If there is no cracking in plaster and steel bars are intact and not showed any rust then it is okay.

Join date: Jun 2013 | Dear Sir, Thanks for your reply. Sir, I have examined the roof thoroughly. There are no cracks in plaster, no leakage and dampness and its condition is absolutely perfect as on date. In case I do not demolish the present ground floor RBC roof and go ahead with constructing first and second floor over it, I would be saving about Rs.6-8 lacs only, as I have to undertake substantial renovation by rebuilding my ground floor kitchen, baths, flooring and stair case also. In these circumstances, would it still be advisable to construct two new floors on it and save Rs.6-8 lacs, as the remaining life of the present RBC roof, as per your reply, would be 35 years only. Kindly advise. | |

My grandfather had constructed a house in 1939 with RBC roof (75 years ago). In last one year, portions of the roof plaster have fallen off from four different points which also contained parts of the roof bricks. On inspection, steel bars were also found rusty. My mother prefers to live there but we want to get the roof thoroughly checked for loose portions followed by fresh plastering before she shifts back. Bigger rooms in the house have spans of 22x18 feet. Will you advise repairs or placing a new roof?

Join date: Mar 2008 | Dear Siddiqi It is good idea to check the whole roof plaster. Check the plaster with at least 0.5 kg hammer and repair the damage plaster. For repair do like this 1. Remove the old plaster at least 6'' more around the defective or damaged portion. Clean the area with wire brush with cleaning the rust of steel with sand paper as much as possible, no use oil to remove the rust. 3. Wet the defective area at least one day before the repair. 4. Apply cement sullery and repair with cement mortar 1;3 ratio. 1 is cement and 3 is coarse sand, do not use fine sand, after repair do plaster on surface. 5 See that there should no any leakage in the roof if any do the proper repair. 6. Hire good mason for repair.
