Join date: Oct 2008 | Go for Labour contract with material supply from your end. Try to impose material sourcing on labour contractor rather than you run for searching. Ofcourse material bargain from your end after bargain by labour contractor.
With 16lakh budget for duplex house, you may get 1400sqft in rural/semi urban /class4 area, 1200sqft in urgan/class1to3 areas with main door teak wood and inside readymade flush doors, medium quality marble/vitrified tiles/sanitary&electrical fittings.
