Plan for 3 Story building with 2 Apartments per floor

Hi,

Need a Suggested building plan: Here is what I am planning for:

1.Place of Construction: Hyderabad, Andhra Pradesh

2.45' x 70' plot with a constructable area per floor as 2048 sft (per govt rules) (Setbacks: Sides and back 3 ft each and Front is 6.67 ft). RCC with columns/pillars and with Stilt (for parking) + 3 floors. Excluding stilt/parking the total area of construction is 6144 sft

3.What is the approximate cost of construction per sft assuming strong foundation/pillars, regular bricks, Vitrified tiles and Medium quality Sanitory and Hardware with good quality electricity fittings

4.Teakwood for maindoors and all frame. Flush doors inside. sliding glass Windows externals
