|  Topic: Planning for new construction in Delhi
Dear Sir,
I am planning to construct a house in North Delhi. It is a 250 sq. yard. three side open plot on a mixed land use road.
Would like to know the basics of construction, how to plan and execute.
Right now I have this picture in mind :
The house will have basement and ground floor for business purpose. First and second floor for residential. (Third floor too for residential if FAR allows).
Please inform me about the area coverage and FAR, how can I plan the building as per bye-laws, where to get plan sanctioned? Is there professional help available to get cleared all plans from govt. departments? Preparing the detailed estimate of cost, detailed step by step process plan, etc.

Knowing yourself about the bye laws and sanction details is good enough to have knowledge. But for these tasks you must hire architect who is in this industry and have experience. These are architects routine tasks and they have a good relationship with the sanctioning authorities. They can make it as early as possible.

Join date: Jul 2008 | Dear Dinesh, 1 For 250 sq yards plot, you can cover area up to 75% of the plot area with third floor but maximum height should be 15meter. 2. You should hire an architect for preparation of drawings as they bring a lot of benefits to the table 3. Hire Structural engineer for structural drawings otherwise the contractor would put more steel in your building and may also compromise on the earthquake safety too . 4. Submission of drawings in the office of DDA/ MCD of the concerned area for getting the approval. Most of the times, this process takes a lot of energy and it usually helps if you hire a liaison to get this work done. If you hire a local architect, he can help you get this done too. 5. A civil Engineer can get you exact cost estimate, a rough one can be prepared by using the cost estimation tool of GharExpert but if you don't know the estimate, it becomes hard to bargain with the contractor. . 6 To start the work, you should first arrange water and electricity connection at the site if you already don;t have it. 7. Also, start looking for contractors in the area where you plan to do the work. Contractors who are already working there could be a little ;less expensive. | | |
