| Topic: Planning to construct a building for an orphanage
I am planning to construct a building to house about 10 orphans in the first year and slowly expand it to 20 orphans.
So, I would like to construct in 2 phases I phase - 1545 sqft II phase - 1425 sqft
The building will be in a village where labour is available in plenty at lower rates.
Is it better to hire a civil engineer and go for construction or to give the entire job to a contractor? Which would be cheaper and how much would each one cost (approximately)? |

Join date: Mar 2008 | Dear Gopinath It is very good that you are doing social service if needed I will do any job if required through discussion panel. It is better to hire any civil engineer or any experienced person and do the work with your own material but if possible give it on contact of labor only, it will be cheap and of good quality. The rate relates to drawing and specification used in construction. However for this type of building the rate may be Rs 800-00 to 1000-00 per sft.

Regarding the construction that would be optimal in cost, do you recommend going for a rectangular shape or a square shapte? For eg, I am planning to have a 100X15 building. Will this be easier and cost effective, compared with 40*38 building?

Labor Contract vs. material contract
For building construction either our dream home or
office etc, one wants that the construction should be in time,
economical, strong and earthquake proof. In construction work there are
many things to be done by the owner like arranging drawings, design,
sanctions, labor and material etc. Apart from drawings and other
formalities there are two possibilities or ways to take construction
work in hand. One is through rate contact and second is labor rate
contact. Here are some points which give us comparison in between these
two options.

rate contact is of two types, one is lump sum basis in which contractor

labor rate contact the rate is per square meter, there are further sub
contract i.e. one for complete structure, second for electrical, 3rd for
water supply and sewerage,4th for flooring and dado, 5th for joinery
and painting etc. As for item rate it is in use in government work.

Join date: Mar 2008 | Dear Gopinath The cost will be affected according to design and drawing.There is minute not so much difference in the compact building.If area is same than we have roof slab and flooring cost same. In compact building we save the cost of walls and plaster as some walls are common and common wall saves masonry and plaster. In compact building if design allow than we can construct part ion wall and in some cases saving in sun shade, plinth protection and front outer road or brick flooring. The cost related to many factors it also have effect on the size of room i.e. if we have a room 10x10=100 sft and other 12x12= 144 sft i.e.1.44 time more area but cost of wall is 40 feet long and in other case 48 feet long i.e. wall cost is 1.2 times more but cost of slab and floor is according to area and same proportion.
