Reconstruction of our TNHB flats in Chennai - Location cannot be disclosed now

2.We need a good plan for 2BHK flats equal size of say 1100 sq.ft or more in all with stilt plus four floors with the permissible FSI limits.

3. Car parking facility ,  automatic lift with 10 passengers , Staircase and two numbers of 12,000 liters sump capacity in the Stilt floor is  required. 

4. Coming to construction , if there is JV partner who can fund the project on a 60: 40 profit sharing basis is welcome.

5 Except the land the existing 12 owners cannot fund for the project. The sale proceeds of fourth floor of the new project can be given to the builder. Rental compensation for the 12 owners at Rs 15K pm for 24 months need to be provided.

6. The builder should have completed and handed over at least one project of a similar size in Chennai and should give us the contact details of the owners.

7. The builder should have an  average annual turnover of at-least Rs 25 crores in the last three years and should give us the ITCC for the latest year.

8. We can enter into an agreement if the terms and conditions stated above are acceptable.

9. We want to finalize the builder who is open to transparent dealings and adherence to the Development regulations of CMDA and no violations are permitted. 

10 . We are not in a hurry  to start the work but once the project is taken up it should be completed in just 24 months
