|  Topic: Reg planning & construction of 5 storey building in 50x60 site in bangalore
Hi All,
Im new to this forum and Im amazed at the amount of information this website has to offer. Im planning to construct a 5 storeyed building with atleast 12 flats in it, in a 50*60 sq ft site in Bangalore. The flats range from 1 Bedroom to 3 bedroom flats. I have a host of queries regarding starting off with such a huge project. Has anyone in this forum implemented such a project before? Your inputs will be highly appreciated.
Before starting off, I would like to know the legalities involved in getting planning permission for a building with 5 storeys in Bangalore, Karnataka.
1) Will I need special commercial construction permission for such a venture? Will the premises be considered as commercial or residential?
2) Apart from clearance from water/sewage board, electricity board, muncipal council etc, what other approvals do I require for a 5 storeyed building with a plan for one elevator(lift)? Should I be overly concerned about fire exits and emergency exits?
The above are the questions on legal and approvals. Now I would like to know more about starting construction. I will obviously be hiring a contractor with experience in building multi-storeyed buildings for commercial builders. Now I dont want the contractor to leave me high and dry in the middle of the construction. Will there be any kind of agreement/contract between us which will be legally binding?
Also, Im looking for a good estimator/calculator application for construction projects like these. Is there any around? I looked at the GharExpert estimator which is excellent but I need something to plot for multi-storeyed buildings.

I am going to construct 20 nos. of 3 bhk flat measiuring 25 x 49 sq. ft. in each flat. can u please help me out to design the external elevation of the building with the low cost maintanence as well as proper cover for windows and ventilation from the rain and direct sunlight. please he lp me out.
