| Topic: Roof Lekage and Construction of New House

I have new to this forum, after spending hours to find a solution to my problem. I NEED HELP FROM EXPERTS. THIS IS QUITE URGENT
FIRST QUESTION:- I have a house in Ajmer and from the last 3-4 years we are facing the problem of lekage from the ceiling. When it happened for the first time, we changed all the tiles on the terrace. For one year, it was fine but next year, due to heavy rain the there was a lekage again. We got the tiles changed again. Main problem, as explained by various contractor is- there is no proper slope which has been causing the rain water to deposit in certain areas which has weakened the entire terrace. Now we have been confused by various contractors. Some are saying that the entire terrace needs to be demolished and re-built again. Others are saying that only the tiles need to be changed and the ceiling from inside the house needs to be made again (rather than demolishing the entire terrace and celing). At one point of time I thought of putting fiber sheet on the entire terrace to have it covered from upcoming monsoon and to prevent the water to go deep inside the terrace floor. I dont know which way to go- to have the terrace + rool ceiling broken down to be made from scratch or to change the tiles. Contractors are saying that there are many cracks in the ceiling which has caused the water to go inside which has resulted in RCC damage. I dont know which is the right way to do and how much will it cost
SECOND QUESTION If experts suggest not to go ahead with repairs and to have the house built from scratch, what will be the cost? Plot area is 240sq yds with existing construction is made on 160sq yds. For the new construction, I would like to have the same covered area. I assume that even if I go ahead with construction from scratch, I dont have to demolish the boundry walls, water tank, porch area, or parking area. I need help from experts to tell me how much should be the budget for good construction (3bhk with 2 washrooms + Hall + Kitchen) -ALL INCLUSIVE E.G. ELECTRICITY, PAINT ETC ALL DONE.
I would really appreciate your genuine help on this matter

How old is the construction?
Slope issues and leakage issues can be fixed.
It should have been fixed on the first spot when you changed the entire tiles for your terrace.
For 160 Sq.Yd's covered area you need to have 25 lac's in all for all the work including labor and material till finishing in best of the best material. The costing can be reduced if you compensate in material.

Construction is 15 years old but the tiles, on the terrace were changed twice- first 4 years back and then 2 years back. So far 5-6 contractors have made a visit and out of 6- 2 are saying that the entire terrace needs to be removed but it will cause the walls to get weak- so indirectly they are saying that I need to get house fully constructed. Remaining 4 contractors are saying that the issue can be resolved by changing the tiles. According to these 4 contractors- they will dig the floor 1 inch and than they will put the tiles. Once done, they will come inside the house to fix the ceiling by digging it .75-1 inch and cementing it again. I will try to get some pictures to send to you in the next couple of hours.
As mentioned earlier, plot area is 240sq yds but existing construction is on 160 sq yds. When you said best quality work will cost 25lacs- is there any breakup available because when I checked on your website estimator- the cost was coming around 21 lacs (all inclusive) and the same was given on other website- www.allcost.in
If the house is in Ajmer, do you think a contractor from Jaipur can get the house done?

Join date: May 2014 | 15 years is an early age for any house, we should look for a smaller solution rather re-constructing the entire house.
Costing 25 lac's is the max and actual should be lesser then that, inclusive of Modular Kitchen from Hettich, Wardrobes (Wooden Almirahs) etc.
About the contractor, one can go from jammu to chennai, depends upon the team and guts they have.

Please find some images that I have taken for the house, attached herewith (some are in this post and some are in the next post). Its for the terrace area and the porch area underneath. I need your opinion which way should I go- (1) removal of entire terrace and getting it done from the scratch e.g. RCC and than new terrace (2) removal of existing tiles- putting a new layer of cement- putting new tiles- polishing and than putting silicon between tiles and entire skirting of the terrace to lock lekage points. I am not an expert in this- I am getting the repair done for the first time but this is what I read on various forum. PLEASE ADVISE WHICH IS THE RIGHT OPTION ABOVE WHICH GIVES ENOUGH STRENGTH TO THE TERRACE AND CEILING TO LAST FOR 5-6 YEARS MORE.
With regards to the construction of new house, I have used the estimator given on your site. It comes to roughly 21lacs inclusive of electrical and paint job. I dont need modular kitchen or wardrobes. What I need is- very strong construction with best paint and good quality doors and windows. Flooring can be a mix of makrana dungri, kota stone, and Terrazzo- depending on the area. Door and windows can be teakwood. Do you know a good contractor who can visit Ajmer to get the repair or new construction of the house- after they see what is actuall needed. By the way, how long will it take to build a new house from scratch to the handover of keys. Can it be given on contract all inclusive or should I buy the material and have the contractor for the labor and project management?
