Basement construction rate depends on the height of basement and on the specifications used in construction of basement such as type of floor, side walls etc. General rate for basement construction is approximately Rs.600-00 per square feet.

Hi,
I been taken an estimate from a builder in Chennai regarding our house construction of 1200+1400(1st). He has given a quote of 30lacs.
When I tried using the cost estimator, I saw that the cement and other material costs are way too lower than the prevailing rates. In spite of increasing the commodity rates, I still landed up with 22lacs maximum.
My question is: What is the minimun % of margin these contactors have ? Is 30 a fair quote for this 2600sqft house ?.
Any help will be greatly appreciated. | |

Our house in Gujarat (RCC house) started building in 2006 most of the work was done in 2007
A) 1041 sq-ft times 1041 sq-ft = 2082 sq-ft
B) 2082 sq-ft times 650 Rupee per sq-ft = 13.5lac
650 Rupee per sq-ft is important. Every contractor will have his different number. So ask couple of different contractors for their number. Remember lowest price contractor could not be a good contractor. Ask to see what houses contractor built. I don't know how it's done in you part of the country. Keep us posted.
C) Contractor quoted about 15.5 lac
D) Added garage driveway - balcony. Added Pyramid roof on driveway. Added extra bathroom. Put in good quality windows and added marble stairs. Cost of the house came out to 20.8 lac.
E)Price of the land and cleaning up the land and other cost Total cost of the house came out to 23.5 lac.
F) House hasn't been painted yet. Thats extra cost.
Cost of steel and cement and labour is always going up as the year progress. Keep some extra money on hand. Remember the contractor quote of the price is not the actual price of the house.
Make sure you talk to contractor about Lithel Band and Plinth Band included in the house. (Earthquake proof).

Let say your building 15 lacs house for 1000 sq-ft building. Land 1850 sq-ft
Mode of payment
1)Booking ---- Rs.50,000.00
2)At the time of agreement (within 30 days) -----25% including booking amount.
3)After Plinth Level-----20%
4)After Lintel Level------15%
5)After Roof Level-----25%
6)After Plastering-----10%
7)At the time of Handover ----5%
Some contractor won't even give you a page of breakdown of the cost similar to this form. Then you have to be worried.

Join date: Aug 2008 | Two things I forgot to mention are compound wall and sliding gate was included in our house price.
Compound wall was done on three side. One side was already done partially. (we left it open so we can talk to neighbour. Front was done with post and metal framing. Left side was high wall and back side was medium size wall.
Sliding gate was not very high.
