The point suggest by Sh. Navneet are good.
After finalizing the plan of the building, Try to take detail estimate which can give you material detail stage wise which is very use full to you for collection of material.
After this start work by hiring a contractor on labor base and have strict control on material consumption and wastage
Keep specification normal such as
Cement concrete floor, plaster out side wall, no expenditure in elevation.Use hard wood for door and window design. .
