Topic: Is it advisable to buy a L shaped plot with NW cut

Hello, I am planning to buy a west facing L shaped plot. The total size of the plot is 400 Sq.yards. However the seller is only selling 300 Sq.yards cutting 100 sq.yards from the NW corner. Making the plot a L shaped extended towards NE. Is it advisable to buy a plot with NW missing?

W - 29' (ROAD)
E - 54'
N - 31.5'
S - 67.5'
