you should contact the local municipal authority about the bye laws for construction in your area and also consult 2or 3 builders of your area for the development and rules about TDR. The rules of every municipal authority are differ from place to place. | |

Dear Ketan Bhai, This is to introduce myself as Redevelopment Consultant (PMC), I would like to inform you that the Redevelopment of any Co-op Hsg. Society is done as per guide-lines mentioned there in Maharashtra govt. Circular on dated 3rd January, 2009. it has a particular procedure/ steps to follow. which start with a requisition of 25% of society members to Committee to call upon a SGM on Redevelopment subject. In which general consent of 70% of total members shall be interested. a structural audit report is sought confirming that building requires Major repairs and instead of spending of repairs the Redevelopment is recommended for the society. It is followed by selection of Project Management Consultant (PMC). Who can guide you in technical terms so that the redevelopment can be done in the manner as mentioned there in above mentioned circular without hindrances. If your society's name appears on PR card.that means land is conveyed to your society which is first & foremost requirement while going for redevelopment. If the set back area details are indicated in latest PR card then what ever net balance plot area mentioned there in shall be considered for loading of TDR. We have all five consultants required for redevelopment under one roof i.e Architect, Civil Engineer, Advocate, CA. and last but not the least Society (affairs) Consultant.
