| Topic: How to calculate Built Up Area to Carpet Area
Subject: How to calculate Built Up Area to Carpet Area for the Calculation of the Cost of Construction.
Place: Nasik (Maharashtra)
Dear Sirs,
Here in a place Nasik in Maharashtra, when we buy the Constructed Home, may it be an Apartment, Row House, Twin Bunglow Or an Independent Bunglow, the builder quotes the price per square feet depending on the location of the city, for example @ Rs.4,000 per square feet. The calculation of the total Built Up area is done at the discretion of the Builder (Seller) of the House. They normally first calculate the Actual Carpet Area of the Apartment, for example 2BHK carpet area 800 square feet. In this carpet area, they add 25% to make it Built Up & then calculate 1,000 square feet x Rs.4,000 per square feet. Some, builders add 30%, 33%, 35%, 40% or even a whopping 45% over the carpet area & call it SUPER BUILT UP SALABLE AREA.
In such situation, how to calculate the construction costs of an Apartment Or a Bunglow, when we consturct it on our own? The 800 square feet carpet area apartment is sold as 1,000 sq. feet (25%), 1,040 sq. feet (30%), 1,064 sq. feet (33%), 1,080 sq. feet (35%), 1,120 sq. feet (40%) or even 1,160 sq. feet (45%) Salable Area.
The normal construction costs of an apartment or bunglow is estimated at Rs.1,200 to Rs. 1,400 per square feet all over India depending on the location. How shall we calculate these construction costs of Rs.1,200 per square feet, On carpet area or built up area? If, on built up area, at what percentage?
Please advice.

Join date: Mar 2008 | Dear Anil Shah, The construction cost is calculated on the built up area. Carpet Area is the area enclosedwithin the walls, actual area to lay the carpet. This area does not include the thickness of the walls. It is the actual used area of an apartment.
Built up Area is the carpet area plus the thickness of walls and the balcony.
Super Built Up Area is the built up area plus proportionate area of common areas such as the lobby, lifts shaft, stairs, etc. Sometimes it may also include the common areas such, swimming pool, garden, clubhouse, etc.
Generally CARPET AREA is around (70 to 80)% of SUPER BUILT UP AREA. But note that this percentage varies from project to project and builder to builder.

Thanks very much indeed for your detailed explanation.
I may now conclude that the Average Construction Cost for the Home in India for the Built Up Area is Rs. 1,200 per Square Feet & for the Carpet Area is Rs. 1,500 per Square Feet with 25% normal loading..
