It is a very good informative site.
Reads BEWARE of Dutta Dutta & Dutta Architects of Manimajra,Chandigarh who operate in Punjab, HP, & parts of adjoining Haryana.They have office in Pathankot also.They quote lower costs but mostly have to leave the project in between because of their incompetency and shabby work. I had given turnkey project for my 3 storied house to them.They talk 2 U very sweetly and in initial stages agree 2 most of the things that U say. They impress U by they are the family of architects ( wives also architects. Later on came 2 know that they R not ACTIVELY involved in job).
They initiate employed some supervisor who had no significant experience in the field. He left the job after a few months a as he was not getting the promised salary. 2nd supervisor also left the job for similar reason.They deployed cheap and inexperienced sub contractors for mason, plumbing, electrical & wood work jobs. Most of these sub contractors were changed in between or rather the sub contractors left the job due to non payment of timely payments by Mr Dutta. I WAS NOT ABLE TO monitor much because of job in a different city. A lot of glaring mistakes were observed later. Also, material used by these turnkey people is of poor quality. They try to save even small-small amounts, where ever they can. e.g they use lower thickness/ width of wood for door/ window frames or use use higher Qty of sand for plastering. And U cannot monitor everything. A turnkey project is given to avoid the botheration or by people with no knowledge. But ultimately it is Ur project and your own involvement at each step is essential. These contractors/ subcontractors are interested only in their payments and that too as early as possible.
My advice is that in case of turnkey project, checkout the work of the subcontractors deployed yourself before allowing the contractor to use them for Ur site. Ask the owners of previous projects about the work done, faults, etc. Also, don't come under pressure and give payments as demanded. Most of them don't don't bother to lift the mobile also after getting the payment.Make a very-very detailed agreement with the contractor. Try to put as many details/ specifications as possible and don't sign a general type of 1-2 page agreement. Add clause of penalty for delay in completion because delay will also also result in higher construction costs besides other losses.
All the best for normal resident Turnkey projects with material by contractor.
