1) 3 Large Room Size - each 17 x 16.5 sqft - 2 room covers with wall from each side but mid room is open from one side..Lintel is Brick + still road and not RCC. 

2) An Open Varanda infront of 3 rooms and the size is 51 x 13 sqft..Can still go 2 Hazmi Beam (13 feet each) in Varanda so that we have 3 partition in Varanda and each of 17 x 13 sqft.

I am Ok if Hazmi beam shows up to 4'' below roof and 12'' wide and it gives nice view.

Remember Pillar/Column size is 18'' x 14'' with maximum distance of  16.5 feet in between and pillar will endup directly into Hazmi beam and no wall above Pillar

Roof Height in house will be 13 feet from ground.
