You need to check which dimension faces the road - 60' or 40' as normally you have keep more space between house and plot boundary on the roadside.

Secondly whether your plot is in Corporation limits or not. This is important as the local norms are different in different zones and thus the ground coverage area and room sizes are directly affected.
