Generally there are two categories of buildings according to the method of construction.


1. General Building:  


Buildings which are constructed with load bearing walls and excavation for all walls is done simultaneously; are called ‘General Building’. The walls are constructed up to roof level to support the roof. Generally these types of buildings are constructed from one storey to three or four storey.


2. Frame Structure Building:


Buildings which are constructed on RCC columns/pillars, beams, partition walls are called ‘Frame Structure Buildings’. Generally this type of construction is used in multi storey buildings where the bearing capacity of soil is less.


As per your question you want to construct five storeys building on 1000 sq. yards plot. The following points should be kept in mind for construction works.

COMPARISON OF GENERAL BUILDING AND FRAME STRUCTURE BUILDING

 General Building  Frame Structure Building
 1) Excavation for walls and columns if any is made simultaneously  Excavation for columns only is done. Excavation for foundation of walls is done in later.
 2) Depth of all the walls in foundation is similar.  Depth of the walls in foundation is less as compared to columns .Some partition walls may be constructed on the base coat of floor.
 3) All the walls are to be constructed up to roof level before laying roof slab.  Walls are constructed after laying the roof slab
 4) RCC slab are laid on the walls.  RCC slab are laid on RCC beams which are supported on RCC columns. RCC slab and beams are constructed monolithic.
 5) It takes more time to lay roof slab as whole structure i.e. walls etc. is constructed before laying RCC slab.  It takes less time to lay RCC slab on beams because only columns are constructed and other walls can be constructed in later.
 6) This type of structure takes more time as whole process depends on each other.  It has independent work which takes time as different labors do different works at the same time for different storey.
 7) There is very little possibility for change in the size of rooms etc. as the load of roof comes on walls.  The change in the size of rooms is easy as the load of roof is on beams.
 8) If the change is necessary, it will be costly.  If the change is done, the expenditure will be less.
 9) Chances of settlement are more.  Chances of settlement are less.
 10) Chances of cracks due to ‘Earth Quake’ etc. are more.  Chances of cracks due to ‘Earth Quake’ etc. are negligible.
 11) Usable space available is less, as thicknesses of wall are more.  Usable space available is more, as thicknesses of walls are less.
 12) Change in sizes at second, third storey etc. is not possible, as all the load exist already on the load bearing walls.   Change in sizes is possible as the entire load is born by the beams and columns.
