Calculate Buildup area for Sq ft rate

I have a basic question.Suppose I have plot of 50 * 40 and after leaving 5 feet from all side I am constructing in the 40*30 area on ground floor.out of 40*30 feet one corner 5*5ft i.e 25sqft is cantilever porch. from 1st floor the total construction is 45*35 out of which there will 5 feet cantilever extension of above rooms by 5 feet. Balcony above ground floor porch will be open to sky with .
